The Challenge
An investor-backed residential platform was scaling rapidly across multiple sites and needed to appoint a Head of Lettings to oversee all leasing activity.
This was not a traditional lettings manager role.
The successful candidate would be responsible for:
-
Leading a multi-layered lettings structure including marketing, enquiry handling, on-site consultants and tenancy progression
-
Managing c.20 people across dispersed locations
-
Reporting into senior leadership and interfacing with institutional investors
-
Driving performance through metrics, data and conversion efficiency
-
Handling escalations while maintaining team morale
The platform had grown quickly. The outgoing leader had built foundations, but the next phase required sharper process control, performance discipline and the ability to withstand investor scrutiny.
The risk profile was high:
-
Too operational and the candidate would struggle at board level.
-
Too corporate and they would lose credibility with on-site teams.
-
Too sales-driven and culture would destabilise.
In addition, the environment was intense. This was a role where a large volume of activity, competing priorities and constant scrutiny were the norm.
The wrong hire would burn out — or burn bridges.
The Solution
Constable Green worked with senior stakeholders to define what “success” really meant beyond the job title.
We focused on identifying someone who could:
-
Command a team from day one
-
Be granular with data across unit types and sites
-
Balance investor expectations with operational reality
-
Introduce efficiency without destabilising culture
-
Operate with composure under pressure
The search extended across:
-
Institutional multifamily operators
-
Specialist BTR platforms
-
Agency and consultancy environments with strong performance culture
Throughout the process, we stress-tested temperament as much as capability.
One candidate stood out for their pragmatic approach:
-
Clear about being present with the team initially
-
Focused on reviewing before restructuring
-
Direct about the pressure of the role
-
Comfortable managing up to senior stakeholders
Importantly, expectations were aligned early around the intensity of the environment. This was not presented as an easy step — it was framed honestly as a demanding leadership position.
The Result
The platform appointed a Head of Lettings on a senior package aligned with responsibility and performance expectations.
Outcomes included:
-
A leader capable of hitting the ground running
-
Strong investor-facing credibility
-
Clear ownership across marketing, enquiry conversion and on-site performance
-
Improved confidence within the senior leadership team
Crucially, the hire understood both the opportunity and the pressure of the role from day one.
